There are more real estate agents nationwide in 2021 than ever before, but the field is changing dramatically, with social media, virtual tours and online real estate sales changing the way real estate companies interact with buyers.
Employment of real estate brokers and sales agents is projected to grow four percent from 2020 to 2030, and Coldwell Banker Exclusive Realty & Management in Anderson is among the brokerages actively looking to hire new agents.
Since purchasing the real estate firm almost two years ago, Coldwell Banker Exclusive Realty & Management Co-owner Trent Smith and his partners have grown the company and increased its market share across the Upstate. And continuing growth in the Anderson County job market is increasing real estate activity and Coldwell Banker Exclusive’s need for additional agents.
“Just last week, Arthrex announced they are adding 500 new jobs,” Smith said. “It seems like every week there is an announcement of a new company coming or one expanding. Anderson County is a great place to be.”
The inventory of homes for sale in Anderson County remains at a huge deficit, according to Smith. To increase listings for its agents, Coldwell Banker Exclusive is building spec houses and has established a community revitalization program for those who own homes that need extensive renovation but do not have funds readily available to make those repairs.
If there is enough equity in a home to cover renovation costs, Coldwell Banker Exclusive Realty & Management will provide the funds, perform the work necessary to get the home market ready, then place it on the market and sell it for the owner.
“I met with a nice young man on Friday that needed to sell his home but didn’t have the money to invest in needed electrical repairs,” Smith explained. “I showed him that us bringing him $15,000 to $20,000 and doing the work amounted to him selling the house as-is for $100,000 or us taking his house to the market for $185,000. It cost him nothing out of pocket. If you’re an agent, do you want commission on $100,000 or $185,000?”
To attract new agents, Coldwell Banker Exclusive is offering a $1,000 signing bonus until the end of the year, Smith said. The company also is kicking off an internship program that will cover the costs of real estate testing and licensure for those wishing to become real estate agents.
