Coldwell Banker Exclusive Realty & Management touts experience, community involvement

With 40 percent less homes on the market in 2021 compared with 2020, and 12 percent higher sales this year versus last, Coldwell Banker Exclusive Realty & Management in Anderson is finding ways to maintain inventory, touting 150 years of collective experience and building new homes of its own.

South Carolina’s first Coldwell Banker franchise, Coldwell Banker Exclusive Realty & Management in Anderson was founded in the early 80s by Hugh Durham. Today, the company handles all types of real estate transactions from buying and selling of residential and commercial properties and land throughout Anderson County and the Upstate, as well as property management.

It is said that location is everything in real estate. With a booming jobs market and an area that offers urban, rural and lake living, Anderson County certainly has location going for it.

“With the job market in Anderson being as strong as it is, obviously that’s going to impact the real estate market,” said Trent Smith, managing partner of Coldwell Banker Exclusive Realty & Management. “There are so many people moving to Anderson every month and that’s driving sales. As of today, there are only 472 active listings in the western Upstate MLS, but there are 622 pending sales and already 77,000 units sold this year.”

With residential real estate supply presently unable to meet demand, Coldwell Banker Exclusive has partnered with Williamston-based Cox Builders to build 36 new homes off Broadway Lake Road in Anderson over the next 24 months.

The company also relies on its team of seasoned Realtors, with many years of combined experience and knowledge of the local market.

“Under the roof of our office, we have over 150 years of experience, with several agents who’ve been licensed over 40 years,” Smith said. “Experience is the key all the way from contract negotiation through closing.”

This year, Smith also challenged his team to host one community outreach program per quarter to help support nonprofit organizations in the area. The firm’s first quarter event was the 1st Annual Coldwell Banker Exclusive Realty & Management Bass Fishing Tournament at Lake Hartwell on April 10.

“In real estate, the success of the community is our success, and we want to find ways to give back,” Smith said.

The fishing tournament drew 105 boats, with participants donating items from paper goods to linens and raising $10,000 for Connie Maxwell Children’s Ministries.
